Position Summary
Works in offices, classrooms, and weather exposed areas like on roofs and equipment plants. Internal and external doors of facilities. Exposure to dust, odors and fumes, cold and heat. Works close to and on complex mechanical equipment. Travel between main campus and north campus as needed. May travel for spare parts or equipment shopping. Will be using college vehicle on as needed basis.
Schedule:
Work hours: Work either Shift 1 (6:00 AM-2:30 PM) or Shift 2 (10:00 AM-6:30 PM), Monday through Friday.

Position Salary Range: $63,144/year - $84,864/year
The salary information shown above is a general guideline only. The salary will be determined based on candidate's qualifications and related experience, as well as market and business considerations.

This role is scheduled to work 40 hours per workweek. This is a Classified, overtime eligible position and is not represented by the Washington Federation of State Employees Higher Education (WFSE-HE).

About the DepartmentThe HVAC team at Maintenance Department at Bellevue College is focused on inspection, testing, servicing, electronics, and temperature and pressure controls of HVAC mechanical equipment. It supports the College's mission in providing a comfortable and safe spaces for students, faculty, and staff.
Essential FunctionsSystem Monitoring and Maintenance:
- Inspect relays, timers, meters, and switches with local or remote computer control; read and interpret control and wiring diagrams.
- Liaise with other campus operations employees, and third-party vendors to undertake maintenance and repairs as needed.
- Install, maintain, calibrate, troubleshoot, repair, and operate equipment for temperature control, energy usage, heating, ventilation, air-conditioning, refrigeration, security, fire, water flow, and other equipment in various buildings, facilities, and grounds.
- Maintain records of work performed and supplies used, campus control systems and events.
- Operate, maintain, and repair various HVAC equipment, including air conditioners, electric controls on such items as, dryers, incinerators, gas and oil furnaces, electronic door systems, boilers, chillers, heat pumps, coolers, refrigeration units, variable air volume systems, air handling units, exhaust systems, condensers, evaporators, water heating units, and cooling towers.
- Troubleshoot electrical, mechanical, electronic, and pneumatic HVAC-related systems; respond to routine and emergency HVAC calls from facilities.
Internal Supervision/Work Assignment:
- Oversee two operational shifts and perform monthly rotating standby duties.
- Perform skilled HVAC work and assign new installation activities related to HVAC systems.
- Interpret plans, blueprints, data sheets, specifications, and user manuals to define scope and employee needs for projects and work activities.
- Hire, train, evaluate, and take corrective action HVAC technicians.
- Follow up on work orders and ensure timely project completion.
- Plan, organize, and direct HVAC technicians engaged in the installation, maintenance, and repair of plumbing, heating, water, cooling, refrigeration, sewer and fire suppression systems, steam distribution systems, commercial air-conditioning environmental.
- Inspect HVAC equipment; air handling units; and pneumatic/electronic/electrical or mechanical control work systems.
External Vendor Supervision:
- Assist in the design and specification of new and remodeled construction projects to ensure alignment with standard campus specifications and principles.
- Communicate with designers, contractors, and sub-contractors to ensure work is completed in accordance with design and college standards.
- Assist in the inspection of existing buildings for future project planning and inspection of new buildings / remodels via the creation of punch lists to ensure the quality and completion of HVAC and control related construction activities.
- Work with vendors on projects directly related to air and water.
- Provide radio and emergency response services as required.
System Management:
- Develop policies and procedures for campus HVAC and controls.
- Manage HVAC inventory, and track of all materials, parts, tools and products required for the department function.
- Establish relationships with vendors and place direct orders for materials and parts as required.
- Collect, create and update HVAC, control systems information, including drawings, data sheets, specifications and user manuals.
- Lead installation, repair and alterations of HVAC systems to ensure compliance with standards and codes.
- Order and stock; filters, belts, valves, and related parts for repair and installation of electrical, mechanical, electronic control systems for HVAC.
- Assist faculty and staff by responding to questions and concerns relating to HVAC, and controls.
Routine System Controls:
Schedule systems controlling air quality, and mechanical systems in considering weekday activities, weekend classes, and events.
- Must be a licensed HVAC Technician with experience
- Valid Washington State Driver's license with a minimum 2 years of driving experience
- Completion of either:
- approved institution course as a control technician, HVAC mechanic,
OR
- experience in the field of HVAC equipment - Experience supervising maintenance employees
- Effective verbal and written communication and time management skills.
- Proficiency with Microsoft Office Suite (Outlook and Word, Excel).
- Demonstrated ability to perform physical tasks such as lifting heavy objects up to 50 pounds, walking, standing, sitting, or bending for extended periods of time, working in confined spaces, and working heights up to 100 feet above ground level in outdoor environments and all types of weather.
- Demonstrated ability to work and communicate with students, staff and faculty of diverse backgrounds and abilities
