Job Summary:

Develop, manage and implement key programs to support the site plan development, interior layout design, fuel systems, exterior sign design, and construction processes for assigned Franchisees and International projects.  Provide guidance and support in the areas of site planning, site engineering, fuel system layouts, interior floorplan design, procurement, permitting, cost evaluation, service agreements and contractor supervision.  Manage expenses based on established budgets for each site project and report to key management.

Essential Functions:

Manage and direct all aspects of the site development process with domestic and international franchisees as they build or convert to Circle K. Key responsibilities are:

  • Franchisee project analysis including a full assessment of project scope, costs, process, schedule and preliminary store layout and interior format.
  • Develop and coordinate exterior and interior designs to ensure compliance of Circle K brand standards, building codes and ADA. Assist franchisee's civil consultants early in the process in developing site plans that comply with the Circle K design standards (for Circle K Full Franchise).  Assist franchisee's architects in the MEP design to assure adequate make-ready installations are part of the building permit/construction set. Develop designs for exterior elevations including store architecture and brand signage.  Working with consultants, develop comprehensive store interior layouts with detailed cabinet, fixture and equipment layouts and interior décor designs.  Ensure designs are cost efficient for the project and maximize store sales. 
  • Working with consultants, developing comprehensive project budgets, obtain bids and coordinate equipment procurement within the project scope while meeting all deadlines.
  • Direct and facilitate projects through franchise general contractors and outside management companies.  Facilitate timely completion of projects and follow-up on punch list items once project is complete.  
  • Manage project budgets.  Oversee purchase orders, invoice payments and ensure projects do not go over budget; involves oversight of at least 10 million in funds per fiscal year.
  • Manage marketing equipment projects utilizing available funds, including budget development, equipment selection and design, budget management and installation coordination.
  • Procure key equipment including specifications review, pricing, lead times, warranty and after care service. Key support includes exterior Circle K signs, building fascia systems, canopy fascia & signage, paint, interior Circle K image décor components, all interior equipment, fuel dispensers, car wash equipment and graphics . Coordinate systems (electronic point of sale, LIFT, self-checkout and back office) work with appropriate internal and external parties.
  • Support management of assigned equipment vendors and oversight of assigned equipment and design standards manual chapters. 
  • Develop and maintain professional relationships with franchisees by mediating franchisee issues and concerns related to site development process.
  • Provide engineering project consultation, training or development services as assigned for the International and Domestic Multi-Site Agreement Franchisees.
  • Contribute to team effort by accomplishing Financial and Key Result Area targets pursuant to Company plan guidelines.
  • Share best practices related to construction, branding and equipment with the Site Development Team, other decentralized business Facilities and Marketing departments.
  • Improve efficiency of construction process, by evaluating current system results, recommending new systems, policies and procedures, recommending and implementing revisions, etc.
  • Train Circle K Corporate Business Units Facilities teams in all Franchise related activities described above as our Full Franchise program extends to other corporate environment (Full Franchise).

Qualifications

  • Bachelor's Degree in Engineering, with experience in Project Management, Business Administration or related.
  • Requires five years of experience as a Construction Manager, Design Manager or related Project Manager for retail projects.  Demonstrated success in the Convenience Store industry is preferred.
  • Advanced oral and written communication skills.
  • Computer literate, including intermediate to advanced knowledge of Microsoft Word, Excel, and PowerPoint.
  • AutoCAD and Photoshop software proficiency.
  • General knowledge on developing site plans, fuel systems, store layout plans, implementing Circle K Brand image standards and opening new stores.
  • Required travel: Approximately 30%. May require some International Travel as assigned by Director of Site Development.
