Retail Construction Manager

The Construction Manager must have experience with and understand the concepts, practices, and procedures used in site development and construction. This position supports real estate projects in our residential growth model from concept through acquisition, bidding, sourcing, and construction to completion. Key focus areas include project task management, documentation, estimating, budgeting, scheduling, forecasting and other duties in support of overall real estate development. Vertically integrated, involved in building, selling, and insuring attainable housing.

Responsibilities:

  • Manage and maintain schedules, budgets, and progress for site development construction projects.
  • Read and understand engineered construction drawings, specifications, and reports as they pertain to site development and horizontal construction.
  • Knowledge of grading, drainage, utilities, roadway construction, stormwater management and general construction safety practices.
  • Ensure construction complies with the intent of engineered drawings, local codes and regulations.
  • Assist land development managers in vetting properties, creating budgets, sourcing contractors and estimating costs for site development projects.
  • Ensure schedule and budget adherence as well as workmanship and material quality via in person and remote management of civil site construction.
  • Interface with contractors, inspectors, utility representatives and governing bodies while maintaining professionalism and accountability.
  • Assist land developers through design and vetting of future horizontal construction projects.
  • Review and approve pay applications and change orders.
  • Project task management, documentation management, budgeting, forecasting, and supporting real estate department functionality.

Requirements:

  • Proficiency in Microsoft Office Suite (Word, Excel, Project, PowerPoint, SharePoint, OneDrive, etc.).
  • Ability to translate big-picture strategy into tactical actions.
  • Ability to create, execute, and measure process improvements.
  • Make responsible decisions regarding company funds and resources.
  • Excellent verbal, written, and presentation skills.
  • Proficiency with project management tools (Buildertrend, MS Project).
  • Ability to solve problems while being mindful of rules, regulations and corporate policies.
  • Ability to manage through relationships and influence.
  • Education: Bachelor's degree in construction management, civil engineering or related field preferred.
  • Experience: 2+ years of related experience preferred.
