Description

NJM is seeking a Sr. Maintenance Operator (2nd shift). The Sr. Maintenance Operator will assists with the daily operation of all facility systems, consisting of HVAC, mechanical, electrical, plumbing, fire suppression, building automation, and backup power systems. Provides instruction and guidance to other staff. Performing routine preventive maintenance and repairs on all facility systems and equipment. Overseeing and working alongside outside contractors on various jobs and PM assignments. Performs minor work assignments as needed on their own or with other maintenance staff. Monitors facility systems by computer, visual inspections, and logged readings. On call as needed when issues or emergencies arise. Works closely with supervision keeping them advised of operations and unresolved situations. Maintains and repairs numerous varying types of equipment.

Hours:

Monday to Friday: 3PM to 11:30PM with a 10% shift differential.

  • Maintain facility work flow through established work order system, and updating PM schedules and assignments.

  • Routinely monitor the computer-based work order program for service requests that are entered and report any upset conditions to Supervisor.

  • Demonstrate a high regard for timely response and clear communication in response to situations that could impact business operations.

  • Monitor conditions and make adjustments to building mechanical, electrical, plumbing and fire protection systems.

  • Perform visual inspections of mechanical and electrical rooms and mission critical equipment and communicate any concerns or problems to the shift supervisor.

  • Oversee the shift operators monitoring of conditions and establish practices and routines to confirm systems are operating normally.

  • Identify potential system problems or abnormalities which may impact mission critical systems or the workplace environment

  • Serve as a first responder to emergency conditions caused by utility failures or malfunctions of mechanical, electrical, plumbing and fire protection systems.

  • Keep management informed in a timely manner of all situations which may impact business operations.

  • Organize and maintain all maintenance records and technical documentation related to NJM systems.

  • Keep current and accurate as-built drawings of systems, bills of materials, system maintenance and repair records, and equipment inventories.

  • Document any contractor onsite, operating conditions, equipment status, incidents and system changes made in daily log entries.

  • Supervise upkeep and housekeeping of equipment rooms and other areas under the control of the maintenance department.

  • Confirm that all service vendor contract obligations are being met.

  • Proactively study, review, and maintain a working knowledge and understanding of the mechanical, electrical, plumbing and fire protection systems throughout the facility.

  • Ensure that the NJM Procedures for Service and Construction Contractors are understood and followed.

  • Serve as the Facility Operations lead or backup Maintenance Operator.

  • Work closely with supervision, other members of the group, and independently to develop job specific skills that are necessary to become proficient in operating procedures.

  • Work to develop specific skills required to appropriately operate and maintain electrical distribution, chilled water, hot water, air handling, fire protection, fuel oil, domestic water, sanitary, storm water and gas systems.

  • Communicate any unresolved situations to supervision

  • Monitor conditions and make adjustments to building mechanical, electrical, plumbing and fire protection systems.

  • Demonstrate a high regard for timely response and clear communication in response to situations that could impact business operations.

  • Serve as a first responder to emergency conditions caused by utility failures or malfunctions of mechanical, electrical, plumbing and fire protection systems.

Required Qualifications: Knowledge, skills & abilities, experience, minimum & desired education, certification, and/or license requirements.

Experience:

  • 7-8 years' experience in a hands-on maintenance related role.

Minimum & Desired Education:

  • High School, GED or Trade School Diploma

Certifications & License Requirements:

  • New Jersey State – Low Pressure (or higher) Boiler License (Minium requirement -obtain with-in 6months)

Compensation: Salary is commensurate with experience and credentials.

Pay Range: $66,914-$77,667
