Salary: $122,196 - $214,692
The Director of Real Estate is a strategic leadership role responsible for directing all real estate activities, including sourcing, vetting, acquiring, and managing properties for warehouse and yard operations across the United States. This role also includes oversight of a project management team focused on supporting business development initiatives, including build-to-suit projects and other strategic initiatives. The Director will develop and execute real estate strategies aligned with overall business objectives, ensuring optimal utilization of resources and contributing to the company's growth.
· Real Estate Strategy & Execution: Develop and implement a national real estate strategy that aligns with the company's growth plans and operational needs. This includes market analysis, site selection, lease negotiations, and property management.
· Market Analysis & Networking: Continuously monitor market trends for commercial real estate in various markets across the United States. Establish and maintain a robust network of real estate brokers, industry contacts, and developers to stay informed of market opportunities and trends.
· Property Acquisition & Negotiation: Lead the process of sourcing, vetting, touring, and securing properties for warehouse and yard operations. This includes negotiating lease terms and pricing with landlords and brokers, ensuring favorable terms for the company.
· Due Diligence & Approvals: Oversee the due diligence process for potential acquisitions, including financial analysis, legal review, and environmental assessments. Manage the internal approval process, including preparing and presenting investment committee (IVC) documents to corporate leadership. Track and follow up on the status of IVC submissions.
· Lease Management: Create and maintain a comprehensive database of all company leases for yards and buildings, ensuring accurate record-keeping and timely lease renewals.
· Tenant Improvements & Build-to-Suit Projects: Determine the scope of tenant improvement (TI) work required for leased properties and manage the TI process. Provide strategic direction and oversight to the project management team on build-to-suit options, collaborating with developers, architects, and contractors.
· Project Management Oversight: Lead and mentor a team of project managers, assigning projects related to real estate and business development initiatives, setting priorities, monitoring progress, and ensuring projects are delivered on time and within budget. Establish key performance indicators (KPIs) for the team and report regularly on team performance and
project status. This includes projects related to site selection, due diligence, TI, build-to-suit, and other related areas.
· Budget Management: Develop and manage the real estate budget, ensuring cost-effectiveness and maximizing return on investment. Collaborate with finance and other departments to secure necessary funding for real estate projects and project management activities.
· Collaboration & Communication: Collaborate effectively with internal stakeholders, including operations, legal, finance, and sales, to ensure alignment on real estate needs and project objectives. Communicate regularly with senior management on real estate strategy, market trends, and project updates. Host regular meetings with legal and business development teams to discuss ongoing projects and strategic initiatives.
· Reporting & Analysis: Prepare regular reports on real estate activities, market trends, and project status. Analyze real estate data and project outcomes to identify opportunities for cost savings and operational improvements
Minimum Required Qualifications
· Bachelor's degree in Real Estate, Business Administration, or a related field is required.
· Minimum of ten years of progressive experience in commercial real estate, with a focus on warehouse/distribution properties.
· Proven leadership experience in managing teams and complex projects, including project management oversight.
· Strong negotiation skills and experience in lease negotiations.
· Excellent communication, interpersonal, and presentation skills.
· Strong financial acumen and experience in budget management.
· Experience with build-to-suit projects is highly desirable.
· Experience in the logistics or supply chain industry is a plus.
Preferred Qualifications
· Advanced Degree: A Master's degree in Real Estate, Business Administration, Finance, or a related field is highly preferred.
· Professional Certifications: Holding relevant certifications such as CCIM (Certified Commercial Investment Member), SIOR (Society of Industrial and Office Realtors), or CPM (Certified Property Manager) is a plus.
· Logistics/Supply Chain Experience: Demonstrated experience working within the logistics, warehousing, or supply chain industry, understanding its unique real estate needs and operational requirements.
· Project Management Expertise: Formal project management training or certification (e.g., PMP) is preferred, demonstrating a strong understanding of project management methodologies and best practices.
· Financial Modeling Skills: Proficiency in financial modeling and analysis, including discounted cash flow analysis, NPV calculations, and lease financial analysis, is highly desirable.
· Legal Acumen: Familiarity with real estate law, lease agreements, and contract negotiations, enabling effective collaboration with legal counsel.
· Negotiation Prowess: Exceptional negotiation skills with a proven track record of securing favorable lease terms and pricing.
· Market Knowledge: Deep understanding of commercial real estate markets, particularly in key distribution and logistics hubs across the United States.
· Technology Proficiency: Proficiency in using real estate management software, CRM systems, and data analytics tools.
· Leadership & Mentorship: Demonstrated ability to lead, mentor, and develop high-performing teams, fostering a collaborative and results-oriented environment.
· Communication & Interpersonal Skills: Excellent communication, interpersonal, and presentation skills, with the ability to effectively interact with all levels of the organization and external stakeholders.
Physical Demands:
· Travel: Frequent travel (30% - 50%), both domestically and potentially internationally, is required. This may include overnight stays and extended periods away from the office. The ability to travel independently and efficiently is essential.
· Site Visits: Regular visits to potential and existing properties are required. This may involve walking, standing, climbing stairs, and navigating uneven terrain. The ability to work in various weather conditions is necessary.
· Lifting & Carrying: While primarily an office environment, occasional lifting and carrying of documents, files, or presentation materials may be required. The ability to lift up to 25 lbs.
